1. Join us to build solutions that fit the needs & character of June Lake!

Short-term rentals, which are rentals for fewer than 30 consecutive days, have been the subject of much discussion in June Lake during the past several years. These rentals were allowed at one time through a General Plan Amendment creating a Transient Rental Overlay District (TROD), but it was determined that a different process is needed for a variety of reasons. 

Because neighborhoods in June Lake have different characteristics and technical constraints (such as roads, access points, drainage, etc.), the discussion regarding short-term rentals will be targeted and neighborhood specific. Each neighborhood will have the opportunity to consider if short-term rentals should be allowed or not, and the implications of those decisions. 

Your voice is important in this neighborhood planning process!

A subcommittee comprised of June Lake Citizens Advisory Committee (CAC) members and interested citizens has worked hard to develop the process, calendar, and neighborhood maps that will guide these conversations. The complete work plan is attached below.

The subcommittee has been and continues to be open to anyone interested in helping define the process itself (rather than debating the answer), and has met multiple times since December 2016. The process is, in large part, based on a methodology proposed by Supervisor Larry Johnston. Supervisor Johnston's original, complete proposal is attached below.

3. Neighborhood Maps

Because neighborhoods in June Lake have different characteristics and technical constraints (such as roads, access points, drainage, etc.), the discussion regarding short-term rentals will be targeted and neighborhood specific. Each neighborhood will have the opportunity to decide if short-term rentals should be allowed, and if so, whether any additional requirements are needed to maintain neighborhood integrity.

The neighborhood boundaries were initially drawn by Supervisor Johnston and vetted by the subcommittee, and follow generally understood areas. The maps are attached at the bottom of the webpage. Please download the image to determine your "neighborhood," and therefore which meeting you should attend below.

5. Policy Development Meeting Calendar

Following the neighborhood workshops, a series of meetings will be held to review public input and data, and craft policy & regulations for each neighborhood. The results will be incorporated into the June Lake Area Plan, which is part of Mono County's General Plan, and will be forwarded to the Planning Commission and Board of Supervisors for consideration.

  • June 7, 6:00-9:00 pm: Workshop Information & Data
  • June 14, 1:00 - 4:00 pm: Data Analysis & Policy Formation
  • June 28, 6:00 - 9:00 pm: Note - this meeting is revised to focus on Policy Formation for the Clark Tract
  • August 2, 7:00 - 9:00 pm: June Lake Citizen's Advisory Committee considers a policy recommendation to the Planning Commission (tentative)
  • September 21 (tentative): Planning Commission considers a policy recommendation to the Board of Supervisors
  • October (tentative): Board of Supervisors considers a decision

 

If additional meetings are required to reach resolution, these will be scheduled as soon as possible and posted to this website.
 
 

6. A Note To Homeowners' Associations (HOAs)

Regardless of County regulations and policies, homeowners' associations may prohibit or further regulate short-term and vacation rentals through approved Covenants, Conditions & Restrictions (CC&Rs). The County has no authority over these CC&Rs, and HOAs are the enforcing body.

To inform this process, HOAs are welcome to send the County their CC&Rs that prohibit short-term rentals. The County can also consider adding a policy/regulation to acknowledge CC&Rs.
